The most common challenge I face when staging an apartment is how to make an older space feel new and fresh without renovations. This was the case at 450 7th Street. This one bedroom, 617 square foot apartment needed updates and some eye popping staging.

The apartment garnered multiple bids and sold for $96K more than a similar, more updated unit in the same building just one month prior. My secret: controlling the focal points.

The layout of this apartment naturally encouraged people to look at the kitchen. It’s the first space you see when you walk through the door. The kitchen, however, was not a highlight, so I spent time decorating the living room to entice people to walk further in. With royal blue pillows, pink and yellow flowers, and gold accents – like the coffee table and vases – I made the living room feel bright and warm. With a large painting, I gave the space grandeur, and on the opposite wall employed a gallery display for smaller pictures. My strategy was to make the room dynamic, vibrant, and comfortable. It had a lot going on but didn’t appear cluttered or uncoordinated.

My secondary goal was to maximize the space. To achieve this, I employed lightweight furniture, metalics, and left the walls white. Prominently featuring the windows was also key. When I first saw the apartment, there were heavy curtains which inhibited sunlight and made the windows seem small. I removed them and suddenly the windows seemed tall and dramatic. They drew your eyes outside, making the apartment feel larger.
