See how Kaja Bolton staging this apartment to sell when the process seemed too daunting for the homeowners, uncovering its true potential

Kelli and her husband Earl had been living in their two bedroom, two bath apartment long enough for their family to grow too big for their space. Purchased before their marriage, it no longer accommodated the couple, their daughter, and the dog. Moving while selling seemed daunting so they asked Kaja Bolton for help staging and selling, Kaja knew uncovering their home’s true potential was key.

Kaja’s philosophy on staging and selling is simple: “There’s an art to it.”

 



Their apartment had a lot of natural light and gorgeous bay windows, and the building’s two-units per floor added to its exclusive feel but the floors needed refinishing, and the walls needed a fresh coat of paint. After she helped them find and close on their new home, the family moved out to give Kaja time to spruce it up. 

To Kaja, staging a home goes beyond adding furniture and showing what can fit, but rather appealing to a buyer’s desired lifestyle.

Kaja reimagined the space: “I wanted to highlight the size of the living area,” she explains. A dining table and chairs was placed on one end, separating the area from the couch and armchairs and showing that there was room for both. A similar color palette throughout created cohesion, and emphasizing the open floor plan created an open, airy feel.

In the master bedroom Kaja moved the bed to another wall so that you didn’t have to walk around it and there was a clear path to the bathroom. Two single beds in their daughter’s room showed that it was larger than it looked. Well-placed draperies drew buyer’s eyes to the gorgeous windows. 

The difference made Kelly’s jaw drop. “She is sophisticated and high end, yet it feels very attainable. It really elevates the space,” Kelli says. Many of Kaja’s special touches addressed her concerns that buyers might find the space small, demonstrating that the opposite was possible. 

Kaja also drew on her intuition and experience to target the perfect buyer for their apartment too. It sold for $31,000 more than an identical apartment sold for only 2 months prior in the same building!
