Staging Projects | From Worn to Wow

Every buyer is looking for a unit that feels clean and composed. The right decor can transform a space that has some wear and tear into a place that anyone would be happy to call home. At 625 Willow Street – a one bedroom, 594 square foot unit – this was my mission.

On the market for a short 5 days, this unit sold for $66K more than a similar unit in the same building.

Updating the apartment with new appliances or features was not an option, so it was up to my staging to give it a fresh face.  First, I assessed the unit’s positive traits. The apartment has good sightlines and gets a lot of light through two large windows in the living room. This meant I could afford to use darker colors that would add drama. I flanked the windows with long navy blue curtains to add warmth and depth. Then I matched them to the couch and used elegant, modern furniture in a rich brown. When incorporating dark colors, I tend to avoid bulky pieces to maintain a breezy feeling of openness as I did here. Finally, I brightened everything up with mirrors that carried the natural light even further into the apartment.

 

When it comes to bedrooms, I like to keep it simple. I try to employ little furniture and focus instead on creating a plush and inviting bed. To match the depth of the living room, I used a frame with an upholstered charcoal headboard, connoting both softness and luxury. Yellow pillows and a matching throw played off the classic charcoal/yellow color pairing and completed the simple look of comfort I was going for.
